In today’s market where most Investors are asset rich but time poor, George Ellis Property Services offers a service to take the hassle out of finding quality tenants for your buy-to-let properties.

From the outset you are dealing with experienced investors/landlords who understand the challenges that most landlords have to face.  Our service allows you to concentrate on other things, knowing we are working hard to let your property in the minimum period of time. 

There are no ghastly renewal fees and we do not charge for tenancy agreements either.  We let all types of properties from studio apartments to large houses and have a wide geographical catchment area.  We provide the right tenants for your property that have all been properly and thoroughly vetted.

As we work with a number of different Local Housing Authorities throughout London  we can ensure you have a choice of tenants from not only the private sector but the social sector as well (if you want) - and in some cases get guarantee direct payments of housing benefit paid to the Landlord.

Our Fixed Fee Service includes the following:

  • We offer up to date legislative advice that could affect you and your property portfolio. 
  • As you are dealing with Accredited Landlords, we will endeavour you understand your obligations as a Landlord and operate
    best practices.
  • We will critique your property, if necessary, in a constructive way so that it encourages successful viewings.
  • We can arrange for any works to be done to the property as instructed by you.  Using our tried and tested professional trades people taken from our own database.  We will co-ordinate any works that may need to be done to the property.  Any works will incur additional costs by the Investor/Landlord.  Quotes can be provided.
  • We can arrange for any other related tasks – this could include rubbish clearance, purchasing of furniture, getting keys cut and any thing else that needs to be done for successful letting completion. These expenses will be paid by the Investor/Landlord. 
  • Staging and styling the accommodation for viewings, if necessary, using our own items to maximise viewing potential.  These items will be removed from the property once let, when using our services.
  • We keep you informed of our progress using your preferred method of communication.
  • We prepare an Inventory Report with digital photographs*.
  • We prepare the Tenancy Agreement with Landlord suggestions, which must be approved by you.
  • We offer a personalised service, we accompany all prospective tenants to viewings, often outside the hours of traditional letting agents.

Once we have identified a suitable tenant/s and received a reservation fee from the tenant/s to demonstrate their commitment to the tenancy, with your approval we will arrange the following:

  • A comprehensive vetting process, which will include confirmation of employment, landlord check and character reference.
  • Proof of Identification – we request to see the original documents; Passport, Proof of Residence, (usually a utility bill), Bank statements, and most recent payslip.  Once verified all copies are submitted to you for your records.
  • After the tenant/s has been checked in by a member of our team, with Tenancy Agreement and Inventory signed. The deposit will be forwarded on to the Landlord together with the first months rent, minus our fee.  An invoice and a financial statement will be sent to you.

 

OUR FIXED ONE COST LETTING FEE IS 90% OF THE FIRST MONTH RENT
