Case Study One
I own a 3 bedroom house that has been an investment property for almost three years. I contacted Marie Parris at George Ellis Property Services to find tenants after my previous tenants that were apparently vetted by another agency did a moonlight flip leaving debts and using their deposit to pay for the last month rent.
As a busy Director, my job often involves travelling abroad. Marie came to the property and after consultation, she advised me of the things that needed to be changed. I must admit at first I was not convinced, I did not see how changing the bathroom carpet to a more durable flooring would make a difference…..but it did. She also insisted that some of the old furniture be replaced with more modern items. There were a number of trade professionals that were needed, a plumber, a carpenter to erect some of the new flat pack furniture and a painter. This was all co-ordinated through their office and the price was reasonable. There were also a number of other smaller miscellaneous items that needed to be purchased, keys cut and rubbish cleared from the premises which was dealt with by their office.
The company found suitable tenants within two weeks of them having the instruction. Their vetting service was superb and second to none. As Investors it was great that they happen to know the landlord of the my new tenants – which just gave me extra confidence.
I was able to meet the tenants before they were checked in and I approved. Everything was all up front, there were no hidden surprises. I was informed that the tenants had two cats and the decision to allow this was taken solely by me. A special clause was inserted into the contract which George Ellis prepared with an Inventory as part of the service.
When I was away on business travel, George Ellis informed me that the tenants had been checked in with no problems. George Ellis were the only link my tenants had for over a week before I returned to the UK. Upon my return I was handed a complete file on the tenants and some useful tips on how to self manage.
The service and level of professionalism far exceeded any previous service I received from any letting agent and I will only be too glad to recommend them whole heartedly for a service well done.

Case Study Two
I have known Marie Parris for many years and bumped into her at a recent gathering and we got talking about property. I mentioned to her that I had a two bedroom flat that has been empty for four months! She was horrified and said that I should ensure that it is rented straight away and that she could find me tenants through her unique letting service.
I have to admit I was a bit lazy and other investments were covering the mortgage and there was also work to be done at the property which I had planned to do, but had no time to do the work.

Case Study Three
I contacted George Ellis Property Services and other agents to give me a valuation on my property. I appointed George Ellis Property Services because I preferred their service and they seemed much more clued up on letting investment properties.
Once I signed their agreement, keys were given and they controlled the property and secured professional tenants for me on day four who then moved in three weeks later.
The team at George Ellis really helped me a lot as I was moving out of that property and into a new one. I still had some personal possessions there (large items of furniture) that were not included in the let and they were able to work round this and use them for styling purposes along with their own items.
My flat was transformed, once it was painted by their recommended trades person and styled. They looked after the property well ensuring that the alarm system was activated properly and picked up post. I understand that even after finding these tenants they arranged supervised visits for the tenants to visit the property on two further occasions late in the evening. My new tenants said that they were the best agency that they had dealt with, because they treated them very well and promoted good rental property for tenants – the company even provided them with a list of where to go and what to do in the area.
In addition to this I booked on to their property investment seminar at a discount of 25% and learnt a number of things I really just did not know and I do have other investment properties.
To this day, I still contact them for advice and suggestions and they are always so helpful.
